Is an EICR different for an HMO?
The inspection itself follows the same standard, but HMOs are held to it more strictly and often need the certificate current for the licence. We test to the same thorough standard whatever the property, and make sure the paperwork suits an HMO.
Do you check emergency lighting and alarms too?
We focus on the fixed electrical installation in the EICR. Where a licensed HMO needs emergency lighting or interlinked alarm work as well, we can advise on and carry that out, all to the current regulations.
How much disruption is there for tenants?
We need to turn off individual circuits while we test them, so there is some brief loss of power. We plan the visit to keep disruption to your tenants as short and predictable as we can.
