Is my student house an HMO?
Broadly, a house shared by three or more tenants forming more than one household is usually an HMO, and larger ones need a licence. We test to the same thorough standard whatever the property, and set the report up to suit an HMO.
Can you test between tenancies?
Yes, and it is often the ideal time. We can book the EICR in during the summer changeover around the Brunel intake, so the certificate is current before new students move in.
Do you cover emergency lighting and alarms?
The EICR covers the fixed electrical installation. Where a licensed HMO also needs emergency lighting or interlinked alarm work, we can advise on and carry that out to the current regulations.
